    The payoff, worked out

A $350,000 sale with $300,000 left on the mortgage, 5.45% in commissions and $2,000 in title fees:

    • $350,000 less the $300,000 payoff is $50,000 of equity.
    • Commissions take $19,075 and title fees $2,000, leaving $28,925 before transfer tax and property tax.

Pick your state above to add its transfer tax; the sheet adds this year's property tax for your closing date.

    What sellers ask next

Can you sell a house with a mortgage?

Yes, and most sellers do. The mortgage is paid off from the sale at closing: the title company or attorney sends your lender the payoff, and you get what is left after the other costs.

How do I find my payoff amount?

Ask your lender for a payoff statement for your closing date. It is your balance plus interest to that day and any fees, and it is usually more than the balance on your monthly statement.

What if I owe more than the house sells for?

Then the sale leaves a shortfall, and you bring that money to closing. If you cannot, a sale for less than you owe needs the lender's approval, often called a short sale. The calculator shows a shortfall as money you bring.

Is there a penalty for paying the mortgage off early?

Most home loans have none, but some do. Your loan documents or your lender say whether yours does.

When do I get the money?

After closing, once the payoff and costs are paid, the rest is wired to you or paid by check, often the same day or within a few business days.
