Where the money goes when you sell
Most of what a seller pays comes out of the price at closing, on the settlement statement. These are the usual lines, and where each number comes from.
Agent commissions
The listing agent's commission and, if you agree to pay it, the buyer's agent's. Each is a percentage of the price set in your listing agreement or the purchase contract, and both are negotiable. Enter them as separate lines; the commission calculator shows what each split costs in dollars.
Transfer tax
Many states, and some counties and cities, tax the transfer of the deed. Some are a flat rate, some rise with the price, and the contract says who pays. Our state pages give each state's published rates and link the page they came from.
Mortgage payoff
Not a cost of selling, but it comes out of your proceeds. Your lender's payoff letter gives the exact amount for your closing date, interest included.
Property tax
Taxes are split by the day at closing. If this year's bill is unpaid, you owe the days you owned the home; if you paid it ahead, the buyer credits you the rest.
Title, escrow and settlement
The title company or attorney charges for closing, recording and, in many places, the owner's title policy. Ask yours for a quote; the default here is only a starting number.
Credits to the buyer
Repairs after inspection or help with the buyer's closing costs come straight off your proceeds. Enter what you have agreed to.
